All cash offers is the easiest transaction to deal with when deal with closing on real estate properties in 2024. This means a check or wire directly to your account the day of closing or 24 hours from the day of closing. Cash allow for the seller to make other decisions after the sell far quicker than waiting on a lender to approve buyers from a traditional loan.  


2. As IS condition
